Neighborhood
1. Primary renter must be at least 25 years of age.
2. Primary renter must provide a copy of his/her government issued I.D. prior to check-in. A copy of I.D. is kept on file while guest is at property and will be shared with Vacation Rental Compliance Officials on demand as required by law.
3. Responsible party (primary renter) is required to sign a short term rental agreement (contract).
4. All guests are required to print and sign names to City of Palm Springs confirmation that Good Neighbor Brochure has been read and understood by all adult occupants (this will be emailed with the rental agreement).
5. No more than 2 adults per bedroom (8 max) are allowed to occupy the home overnight with 2 additional guests allowed during daytime hours. An additional 2 children under the age of 12 are allowed per rental.
6. No more than 1 car per bedroom are allowed to be parked at the house overnight with 1 additional car allowed during daytime hours (4 cars max)
7. Trash must be kept in the provided receptacle out of public view.
8. Dogs are to be kept on a leash at all times when not in the home or in the confined space of the property. Dogs are to be kept from barking. A consistently barking dog is considered a nuisance.
9. Outdoor music is prohibited 24 hours per day. It is further expected that noise created at the home will not be audible beyond the property line. Quiet time is between 10pm and 10am.
**These rules are set forth by City Ordinance and apply to ALL rentals in the City of Palm Springs. They are intended to help create peaceful neighborhoods in which rentals exist.

* Required Documentation: In compliance with city regulations, the primary renter must provide a copy of their government-issued ID and sign a short-term rental agreement prior to check-in. * Early Check-in / Late Check-out: We are happy to offer flexible arrival and departure times when possible for an additional fee of $25 per hour. Please request this service in advance.
* Pool Heating: Pool heating is available for an additional fee of $149 per night (2-night minimum). Please provide advance notice if you’d like this service, as it takes time to heat.
* Pet Fee: A non-refundable pet fee of $100 is required for all stays with pets to cover additional deep cleaning.
* Cancellation Policy: A 5% service charge will be applied to all refunds to cover processing fees. Please refer to the platform’s cancellation policy for specific details.

“Had a wonderful stay. The hosts were helpful and responsive. Most of the home is updated and lovely with new furnishings, but still with classic Palm Spring’s charm. A couple minor things could stand to be updated, but nothing major. Lovely kitchen, front yard mountain view, large master bedroom with walkout to beautiful back yard, and the family loved the pool/spa, putting green and corn hole. So close to Palm Springs and right off East Palm Canyon Drive if you want to drive to the other shopping and restaurants towards Palm Desert/El Paseo. Would definitely stay there again.”
“I’m a local who needed a rental for a couple weeks due to a renovation. This neighborhood is such a nice spot to relax and walk around. There aren’t too many neighbors, so it almost feels like you have the whole area to yourself. The house itself is classic Palm Springs, it reminds me of the houses in my neighborhood where I grew up in deep well the next neighborhood over. There’s not too much furniture, which actually was kind of a nice minimalist feeling. The backyard is so relaxing. My only warning is to older people: the beds are quite high and were slightly difficult for my 80-year-old mother to get in and out of. If you’d like an authentic Palm Springs experience, this house is the ticket.”
“A bit of miscommunication on the check-in procedures (digitally signing forms and such), but once in, I was very happy with the place. Be aware that if you are staying in the master bedroom, there is a fireplace in the wall that connects/opens directly into the living room (i.e. you can look right into the other room, hear the tv, etc.). The air conditioning was the best of any home I've stayed at in Palm Springs (and I stay every summer). Loved that. It was hot outside and cool indoors. House was large, so plenty of room to 'spread out'. Kitchen, pool, and jacuzzi were clean & great. Even with the heat we loved sitting outside and pondering life. :-) Neighborhood of Twin Palms is always peaceful and safe. I feel that I got an amazing place for what I paid. I would stay again.”
