*** MINIMUM AGE REQUIREMENT *** The person renting the property MUST be 25 years old per HOST’S RENTING POLICIES.

*** CITY REQUIREMENTS for RENTAL CONTRACTS: ***
In compliance with City’s regulations, the primary renter must provide a copy of a government-issued ID, submit the license plate numbers for all vehicles parked at the property, and sign a required rental agreement prior to check-in. *Verification and contracts are submitted through an alternate page called SuiteOp after confirmation of reservation**

*** SECURITY DEPOSIT *** THE SECURITY DEPOSIT HOLD IS $2499 for reservations exceeding 28-days AND WILL BE PROCESSED 5 DAYS PRIOR TO CHECK-IN/ARRIVAL AND RETURNED 7 DAYS FROM THE DAY OF CHECK-OUT TO ALLOW POST INSPECTION OF PROPERTY FOR CLEARANCE OF CONDITIONS. *(Does not apply to reservations made through Airbnb to which different security deposit rules will apply.)

*** EARLY Check-in / LATE Check-out: *** We are happy to offer flexible arrival and departure times, when possible, for an additional fee of $25 per hour. Please request this service in advance.

***CANCELLATION POLICY:** Payment and cancellation terms depend on who collects your accommodation payment. APEK does not add a card-processing cancellation deduction to accommodation payments collected by Airbnb, Booking.com, or another booking channel; your booking channel’s confirmed cancellation policy applies. New direct bookings under our single-service-fee pricing include credit card processing in the 10% service fee. No separate card-processing fee or 5% card-processing deduction applies to an eligible refund for those bookings; refund eligibility and amounts follow the cancellation terms confirmed at booking. Existing confirmed direct reservations retain their agreed cancellation and refund terms. For current Vrbo reservations where APEK collects the accommodation payment, the existing 5% service charge on refunds for non-refundable credit card processing fees continues to apply. The following refund terms apply only to those APEK-collected bookings under this policy: Because life is unpredictable, we strongly encourage all guests to purchase travel insurance to protect their investment. Once a reservation is confirmed, we offer guests the option to purchase travel insurance, which can provide coverage in the event of unforeseen circumstances.
Please note that we must adhere to our cancellation policy since the property is reserved exclusively for each guest, making it unavailable to others. If you have existing travel insurance through a provider or credit card, we recommend reviewing your coverage.
* 100% refund for cancellations made within 48 hours of booking.
* 50% refund for cancellations made at least 30 days before check-in.
* No refund for cancellations made within 30 days of check-in.

*** ADDITIONAL CLEANING REQUIREMENTS for mid-term or extended stays: *** To maintain the exceptional condition of the home, reservations of 45 consecutive nights or longer require a mandatory mid-stay cleaning at $250.00 per service (linen laundering not included), in addition to the departure cleaning fee. If a mid-term reservation is extended and becomes subject to this requirement, the applicable cleaning fee(s) will be added accordingly and reflected on the guest’s final post-checkout invoice.

*** OUR COMMITMENT TO CLEANLINESS: *** Your health, safety, and comfort are our highest priorities. Each home is professionally prepared before your arrival using enhanced cleaning and disinfecting protocols, EPA-registered products, and meticulous attention to high-touch surfaces and overall presentation. We are committed to maintaining the highest standards of cleanliness and quality so you can arrive with confidence and enjoy a pristine, welcoming home from the moment you arrive.

*** PET FEE: *** A non-refundable pet fee of $75 per pet is required for all stays with pets to cover additional deep cleaning.

*** OPTIONAL POOL / SPA HEATING: *** Optional pool heating is available for a fee of $200 per night and spa heating is available for a fee of 150.00 per night. This request must be reserved for a minimum of 2 consecutive nights. Please provide at least 48 hours’ notice before your arrival to ensure the pool is heated for your stay.

*** OUTDOOR MUSIC IS PROHIBITED PER CITY ORDINANCE. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People’s noise during the day is permissible but must be measured and reasonable. Daytime is considered 8:00 am to 10:00 pm. ANY FINES RELATED TO CITY ORDINANCE VIOLATIONS WILL BE PAID BY THE GUEST.

**MAIL & PACKAGE DELIVERIES ***
Guests are welcome to have mail or packages delivered to the property during their stay; however, deliveries are made at the guest’s own risk. The host/owner is not responsible for any lost, delayed, or undelivered mail or packages.
Please note that the property’s mailing address is typically forwarded to an offsite location, which may cause delays or affect deliveries. Because of this, we highly recommend guests either hold their mail at the nearest post office or rent an Amazon Locker for a more secure and reliable option.
While we will do our best to assist if an issue arises, our ability to help retrieve missing items is limited and cannot be guaranteed.

*** FOR FAMILIES:** A highchair and a Pack ‘n Play are available upon request at no extra charge.
